Commercial Water Damage

When a commercial water damage loss happens, it can be very chaotic due to the bigger size span. Whenever we encounter these losses we first make sure to extract all standing water prior to any mitigation. After removing all the standing water and determining the category of the loss, we start to moisture map the all areas to make sure we can mitigate and dry out the affected areas and materials properly. Prior to any removal of materials we also check for asbestos, lead, or even possible microbial growth to make sure nobody in these areas gets affected with any cancerous diseases. During this process we stabilize all moisture to prevent any microbial growth and further contamination. After that process is complete we then start removing all affected materials, sanitizing the structure and the dry out the whole structure properly. Drying out the structure takes techniques that we specialize in while documenting everything to make sure the insurance gets evidence about the work completed to cover the costs. After the structure is fully dried out, we start the re-construction process and try to match everything that was lost in order to make it seem like the loss never happened. 
These losses can occur after a main water line pipe burst, any sewer backflows, fire sprinkler systems malfunctioning, storm damage floods, etc. We make sure that the source of loss is the very first thing taken care of wether it's shutting off all the main water lines, having a plumber do the repairs, etc. This step is important to prevent more flooding, or water damage to keep occurring.

Containment Chamber
When dealing with any restoration jobs, we take the time to set up a containment chamber in order to prevent any cross contamination. These containment chambers are setup as air tight as possible to make sure none of the contaminants, toxins, spores, etc. to go to an unaffected area. We also set up caution signs for tripping hazards, chemical use, toxins, and authorized personel to enter only!

Commercial Fire & Smoke Damage

When dealing with a commercial fire damage loss, it's very important to know that the structure is safe to go in to. When given the authorization to enter, we go in with a structural engineer to make see what part of the structures can be saved and what has to be removed and replaced. Sometimes, there's out of date materials which means they'll get an upgrade to code to meet the city, state, etc. guidelines. We also bring in an asbestos, lead and a mold inspector to make sure there are no possible cancerous contaminants present. After this process we commence to mitigate and gush out all damaged materials. After doing this we start replacing all structural materials or build temporary support systems to mitigate properly. We then continue to clean the structure, penetrate it, and seal it the end to control all odorous affected areas. 
This leads us to smoke damage which is a very uncomfortable smell to have especially in a building where you work all day. We always control the odor by following some practices and steps to deodorize the structure completely and get rid of that smell. We always get rid of the source at first, clean the source, penetrate the source then seal it. Once it has been sealed, we are ready to start with the re-construction process to make everything look back to normal. DON PPE
When performing any restoration jobs, we make sure to use DON PPE. This is important to make sure we are safe from any contaminations present and can also prevent us from contaminating anyone else after being in a job sight all day. We dispose of all PPE that's used and then use new DON PPE before entering any contaminated area!

When dealing with mold we follow proper guidelines and steps from a protocol to properly dispose of it.

Commercial Mold Damage

When suffering mold in your commercial building or property, it's important to get an inspection done by an IAQ Specialist in order to get a report written up by them. After this report is completed, it'll determine the spores/mold count, type of mold, and where it's at as well. While we wait on the protocol, we set up some air-tight containment chambers to and set up dehumidifiers and HEPA Negative air machines to prevent further moisture and cross contamination to the unaffected areas. We also set up air filters in order to make up positive air pressure due to all the negative air pressure taking place inside the containment chamber. After we receive the protocol we start mitigating the affected areas in which we remove the source, clean the source, penetrate the source and seal the source. This means that we remove all the affected and non-salvageable materials from the structure, we then clean the structure using various methods using HEPA filters vacuums, wire brushes, special chemicals, etc. After doing so, we then penetrate the source using foggers and this makes sure we kill all spores present in the air. After doing so we the pass a dry cleaning method once more using a HEPA Vacuum to pick up any spores left behind, so we can seal it after prior to any re-construction. 
After doing a post test of to make sure we pass and there's no more mold present, we start taking down all of our equipment in order to have our re-construction crew come in and do the repairs. We start doing the repairs to match everything we removed and make it seem like if nothing happened at the source of loss. We document everything in order to show it as evidence to the insurance company to make sure they cover all costs. Lastly, we do a post deep clean to make the area look really nice and ready for the client once again.

Documentation
When performing any water damage restoration job weather the property owner uses their insurance provider or not, we take the proper steps to document every detail from the start in order to show proof of the process being taken in place to properly restore the property that was damaged. This also helps with insurance coverage as a justification for them to cover the costs of the bill!

Commercial Re-Construction
After dealing with a big or small loss in your commercial property that required mitigation and removal of material, your left with an exposed framing structure. After making sure the entire structure is fully mitigated and ready for re-construction, we go ahead and set up proper containment as well and put site protection to all areas that will need new materials. In some cases due to the loss, new materials will have to be added and updated to meet the city, state, etc. code regulations in which a professional structural engineer might have to approve on. After our skilled tradesmen finish their work we do a proper post clean up to get rid of all debris and dust from the materials that were being used. This allows us to do a final walkthrough with the property manager, property owner, etc. We then give back the building to the rightful owner making it look like nothing happened in this building. We also document everything to make sure that the insurance provider pays for all the costs necessary.
Depending on the size of the loss and space of the building, this process might take a while to complete due to the parties involved that have to be updated often about the process. When updating everyone we need permission from the property owner to continue on with the process. If anything new wants to be added, we will have to speak with the insurance provider to see what they can cover. Communication is very important in this process in which we are trained to do to make sure this process runs smoothly.
